To receive an application, secure your desired apartment and take it off the market you are hereby required to pay a Good Faith Deposit of $1,000.00.

It will be credited toward the required security deposit when the Lease Contract has been signed by all parties.

You hereby acknowledge and understand that the Landlord shall be entitled to keep this Good Faith Deposit should the Applicant(s): Fail to submit required documents, including guarantor's paperwork, within 3 business days from the date of your payment, or after submitting such documents and being determined qualified, Applicant(s) fail or refuse to lease the Apartment on the terms set forth in the Lease Agreement.

In the event that the Applicant(s) timely submit all required paperwork determined on "Application Requirements" and (1) the Apartment becomes otherwise unavailable for lease through no fault of the Applicant(s), or (2) the Applicant(s) are deemed unqualified to lease the premises, then the Good Faith Deposit shall be refunded to the Applicant(s) in full.
